We're renting out the tearoom!
If you want to test the Kirkdale waters and try your hand at running at pop-up café, this could be for you.
Pretty tearoom room looking out onto a lovely garden which has two tables for outside dining in the summer. The tearoom is at the rear of Alhambra, a Spanish-themed tile and homeware shop, shortlisted for Best New Business, South London Business Awards 2011. Business rates and utilities are included in the rent, but tenant must provide their own food safety/public liability insurance.
The tearoom is 120 sq ft (11 sq m) and seats up to nine. The garden increases capacity over the summer. Inside, there are three tables, a large microwave, kettle, two fridges and a freezer (one fridge and the freezer are in the basement). We have crockery and cutlery and two baby seats that strap onto adult chairs. There is a toilet and basin for shared use.
Alhambra is set within a listed building right in the middle of Kirkdale Village, an up-and-coming shopping quarter with several distinctive businesses including a bespoke carpenter, French bakery, piano shop, fireplace shop and Art Deco shop. There are four schools within walking distance. There is currently just one 'greasy spoon' café on Kirkdale, so a real opportunity exists for an artisan tearoom or café, especially to cater for the many young mothers in the area.
To capture the school-run trade, we propose that the tearoom is run from 8am-10am, before the shop opens, and for as long into the day/evening as the tenant then wishes, as long as this does not clash with Alhambra's own activities (eg. Spanish lessons on a Weds/Thurs and occasional private views, crochet classes and open evenings). Currently, the tearoom could also be exclusively used all day on Sunday, Monday and Tuesday when the shop is shut. We also see it as a fabulous event venue. The tenant might also be interested in catering for Alhambra's shopping events - and/or selling Spanish churros and hot chocolate outside the front of the shop.
The beautiful Sydenham Wells Park is just around the corner - again, this park does not contain a café, so with clever marketing the tearoom could capture customers from here!
Rent of £100 per week, including all business, power and water rates. Tenant to provide their own catering/public liability insurance. Also included: 24-hour access, broadband.
